The property management software for DIY landlords sector that we’ve covered in such depth got a jolt of excitement today: Realtor.com acquired Avail. The deal will help Realtor.com “expand into the rental space, extend its support for landlords, augment current rental listing content, grow its audience and build brand affinity and long-term relationships with renters.” Avail CEO Ryan Coon, one of GEM’s founding members, shared a few thoughts on the Avail blog, saying “Landlords will have access to best-in-class tools and resources and renters will have a one-stop-shop for finding, securing, and living in their new space.”

A huge congratulations…all the way around. This is a fantastic acquisition by David Doctorow (GEM member) and everyone involved on the rentals side at NewsCorp / Realtor.com. Meanwhile, the deal gives Ryan, Nate Smoyer (GEM member), and the rest of the crew unfiltered access to a sizable audience of renters. You probably know that I’m a bull when it comes to landlord tech // property management software as a sector–and couldn’t be more excited to see the continued growth of this category. The audience front is a three-horse race (the fourth would be Zumper): With CoStar having already cozied up to Cozy, it’s Zillow’s move now.

Reminder: our prior product review of Avail is here.
